PriceSmart Opens US$28m Montego Bay Club as Jamaica Expansion Accelerates

PriceSmart has opened a new warehouse club in Montego Bay representing more than US$28 million in investment, expanding the membership retailer’s Jamaican footprint beyond Kingston and Portmore.

The new facility at Ironshore, St James, was formally opened on September 30 and becomes PriceSmart’s third club in Jamaica and its 59th location across the company’s international network.

PriceSmart Executive Vice President of Real Estate Rodrigo Calva said the new club forms part of a wider programme of investment in Jamaica. The facility covers more than 67,000 square feet, including almost 44,000 square feet of sales space, with 277 parking spaces.

Part of a wider Jamaica expansion

The Montego Bay opening is only one stage of PriceSmart’s current expansion programme in Jamaica. The company says a fourth Jamaican club and a new distribution centre are expected to represent a further US$33 million in combined investment.

PriceSmart has also taken over the former NestlĂ© distribution complex at Ferry Pen, St Catherine, for use as a new local distribution centre. The facility is intended to improve the movement of dry goods across the company’s Jamaican warehouse network.

The company’s fourth club is being developed at South Camp Road in Kingston. PriceSmart executives have described the wider investment programme across several Jamaican projects as approximately US$70 million over a number of years.

That larger figure should not be confused with the cost of the Montego Bay facility itself, which PriceSmart puts at more than US$28 million.

Local financing and construction

PriceSmart Jamaica has also raised local capital to support its expansion. The company completed a J$1.5 billion five-year senior secured bond carrying an 8% interest rate, with proceeds allocated towards the buildout of two new clubs and related transaction costs.

Approximately 150 people participated in construction of the Montego Bay club, according to the company. That figure relates to the construction phase and should not be interpreted as the number of permanent jobs at the site.

PriceSmart says the facility includes energy-efficiency measures such as LED lighting, smart energy-management systems and modern refrigeration technology, with solar panels planned for a later stage.

Why the investment matters

The opening extends PriceSmart’s physical reach into western Jamaica, where Montego Bay is already a major centre for tourism, real estate, logistics and consumer spending.

For Jamaica’s business sector, the expansion also raises questions about how much of the retailer’s growing procurement can be sourced locally from Jamaican manufacturers, farmers, distributors and smaller businesses.

The next milestones will be the opening of PriceSmart’s fourth Jamaican club and its new distribution centre, together with clearer figures on permanent employment and local supplier participation.
